Booking Terms & Rental Agreement

1. Reservation & Payment

The amount due at booking, and any remaining scheduled payments, are calculated automatically to align with our cancellation policy and are disclosed in full — including exact installment amounts and dates — before your reservation is completed. Payments are processed securely through Hospitable.

Missed payments have a 48-hour grace period. If a payment is not received within that window, the reservation may be canceled in accordance with the cancellation policy below.

2. Cancellation Policy

Stays under 28 nights: Guests receive a full refund when they cancel at least 30 days before check-in. Cancellations made between 7 and 29 days before check-in receive a 50% refund. Reservations canceled fewer than 7 days before check-in are nonrefundable.

3. Rental Agreement & Signature

The rental agreement is generated after your booking is accepted and must be reviewed and electronically signed through the Hospitable guest portal before check-in. Check-in instructions and the smart-lock code may be withheld until the signed agreement is on file.

4. Occupancy & Guest Count

This property sleeps a maximum of 7 guests. Events, parties, and additional overnight guests beyond the reserved count are not permitted without prior written approval.

5. Pets

Dogs only, per the house rules. A pet fee of $115 per dog applies. Undisclosed pets or pet damage may result in additional charges.

6. Damage & Security Deposit

A $500 refundable authorization hold is placed on your card, managed through Hospitable. The hold is normally placed two days before check-in and released two days after checkout if no claim is submitted. It is not charged unless an approved claim is made for damage during your stay.

7. Guest Responsibility & Liability

Guests assume responsibility for their own safety and the safety of their party while using the property, amenities, and outdoor areas, including the game room, fire pit, and play structures. The owners are not responsible for accidents, injuries, illnesses, or loss, theft, or damage to personal belongings during a stay.

8. Check-In / Check-Out

Check-in: 3:00 PM. Check-out: 10:00 AM. Early check-in and late check-out are available on request, subject to availability and an additional fee.

9. Governing Law

This agreement is governed by the laws of the State of Arizona.
